The refurbishment of a large villa outside Limasol with a large basement extension

The property was a large two storey villa in desperate need of renovation following many years of neglect. OLF was tasked with the refurbishment and modernisation of the floors and adding a basement extension to include additional bedrooms, full spa facilities including a hammam, sauna and massage room, a full-size gym, the inclusion of an elevator, and extensive works to the outdoor facilities and entertainment areas.

OLF thoroughly researched and interviewed candidates for the design and consultancy team for this project, as the client had no local knowledge of the market in Cyprus. For the works, OLF had a site-based Project Manager to act on behalf of the client. Cost management is difficult in Cyprus due to local work practices, as was ensuring that the local contractors worked to a fixed timeline. OLF’s on-site representative was critical in developing the relationships and overseeing the performance of the local contractors to ensure adherence to budgets and critical timeline.

Due to the scale of the works, it was decided the project would be undertaken in stages to allow the family to use the property between the phases of the refurbishment. OLF now oversees the ongoing maintenance programme of the buildings and the gardens, and visits the property leading up to the summer to manage any needed improvement works.
