OLF act for clients on a range of projects such as developing off-shore holiday properties, building the family home or representing Family Offices to oversee the development and on-going property maintenance of property portfolios.
DEVELOPMENT AND FEASIBILITY APPRAISAL
Providing detail project assessments, feasibility appraisals and Risk Assessments and outline preliminary project budgets at pre-planning or concept stage. OLF are very often working with clients to evaluate their options when choosing properties to purchase for improvement or development. OLF can provide clients with the knowledge of the true final cost of a future project, before the property is purchased.
Planning, Permissions & Approvals
Undertake, manage and expediate the planning and approval process through applying the appropriate strategy for the location, local authority requirements and type of property proposed. Our Clients rely on our local knowledge and informed approach to ensure that the many and various permissions and regulations required to complete a building project are pre-empted and understood from the outset.
ARCHITECT & DESIGNER SELECTION AND PROCUREMENT
Possibly the most important part of any project is making sure the client and the designers have the same expectations of what service is to be provided. Clients are often surprised by the limited services provided as standard by local designers and the degree of additional costs applied for services the client often consider standard or necessary to complete their vision.

Ensuring that every appointment contract whether for designers, consultants or construction as far as possible protects and benefits the client, and when necessary, has the tools required to impose sanctions or recover damages.

OLF have extensive experience in procurement of technical engineers and consultants necessary to complete the types of projects we undertake. We have detailed pre-qualification, fee proposal assessment and contract negotiation procedures we follow to ensure the right consultants are appointed for the works with competitive fees.
Cost Management and Control
OLF provide the most comprehensive cost control, reporting and management services in the industry. Demanding the highest standard in construction does not have to come without cost control and transparency. OLF will manage a detailed itemised Project Budget providing a total breakdown of each element of the project to allow the client to have maximum transparency and choice from the Pre-Construction Phase, through Construction of the entire project.

OLF will provide regular reports of the current spending position of your project including forecasts for potential changes in costs, allowing the client to change the design or the approach to mitigate against unexpected changes being presented too late to react. Individual elements of the work are priced and approved by the client as the project progresses.
Pre-Construction Services
OLF co-ordinate the design development, prepare project budgets, and cash-flow forecasts, provide detailed timeline projection and work directly with the client to modify whatever is necessary to meet client expectations, before being locked into construction.
Commercial Advice
By identifying tax benefits applicable in each region with regards to reduced rates of TVA, IVA or VAT we offer advice on modifying sequences of works or construction methodology to maximise our client’s tax benefits.
Managing Construction
Through our extensive construction knowledge and experience, OLF will oversee the construction phase to ensure that quality standards are met, and cost and progress are controlled. Depending on the scale of the project, OLF can provide a site-based project manager to keep tight control of the development.
Maintenance and on-going Property Management
OLF are typically appointed to oversee and co-ordinate the ongoing maintenance of the properties where we have managed the building phase. Regular maintenance is scheduled throughout the year, emergency response can be provided.
Turnkey and Design & Build Services
OLF Project Management have assembled an inhouse team of designers and architects capable of undertaking the entire process of works from design, through the Planning Permissions and Approvals process, material selection, furniture procurement and fitting, including the construction works themselves using our French based construction company OLF EU.
Architectural Plans, Photography and 3D Virtual Tours
A service designed to allow property Agents to cost effectively produce architectural plans for properties they market, capture high-resolution photography and produce 3-dimentional walk-through tours they can use for marketing purposes to allow prospective clients to visit properties form their computers.
